Seattle Luxury Floating Homes: Record Sale Price For Lake Union Houseboats
On 10/30/2012 after 60 days on the market and multiple offers including a back up offer in case the first one failed, Floating Home #1 on the Fairview Landing dock (2369 Fairvew Ave E) closed in escrow and set a new record in recent history forSeattle floating homes and also became a significant placesetter in Seattle luxury homes sales in 2012 as well.
Buzz around the lake on a historic high floating home sale:
This Seattle floating home was listed for an incredible $3,375,000, and surprisingly did not receive full price even with multiple offers and incredible interest, but still places itself in the top for houseboat sales on Lake Union. Seattle Floating Home Realtor Courtney Cooper at Cooper Jacobs Real Estate told us, “You just wish you could sell some of these distinctive homes to everyone who desires and covets them, but unfortunately this was a once in a lifetime home.” There are other exceptional floating homes on the Fairview Landing dock which itself seems more like a floating luxury neighborhood of sprawling estates than a traditional Seattle houseboat dock at times. Recent sales on the dock have been in excess of $2 Million dollars and Cooper counts herself as one of the Lake Union Realtors who has a book of clients waiting to snap one up.
The final sales price on this Seattle luxury floating home was recorded at $3,000,000, but there was apparently some seller financing which made the future interest earned worth taking the lower recorded price.
It still goes down as a record sale in the floating home market.

Coveted Roanoke Reef Luxury Seattle Floating Homes: #13 For Sale
Roanoke Reef floating homes do not come up very often. Ask anyone who is interested in Seattle floating homes. It is a fact. There are only a couple here and there that come up every so often.
Roanoke Reef is the quintessential Seattle luxury floating home dock on Lake Union. Besides the sleepless in Seattle houseboat, this Lake Union floating home dock gets the most attention in the Seattle floating homes world. These are no ordinary Seattle houseboats.
A few things that set Roanoke Reef apart from other Seattle floating homes:
Fee Simple Ownership. You own it. You own your home & your slip.
Garage Parking. Yes. GARAGE spot.
Bigger boat slips alongside these homes than many other docks: 45 x11 in this case….
Big Seattle Views: Roanoke Reef is situated differently than most docks as it is locate din a bend on Lake Union, so homes are alongside the lake rather than docks that stick out with one or two floating homes on the end. There is a front row and a back row, so you are always the first or second house for Seattle views.
Here are the details of this VERY well priced Roanoke Reef beauty: roanoke reef flyer

Just came across my desk this afternoon! Seattle Houseboat lending is wide open again!
From Denise Carlson at Seattle Metropolitan:
We have great news to share…… We are back online with our houseboat lending program. Below is the update we have made to our program guidelines.
Aug. 2011 update: City of Seattle’s Shoreline Management plan is being revised and will most likely impact the houseboat community in some way. Information is currently being gathered by the City. The final plan will be drafted and submitted to the City Council for approval. Once approved, it will then be sent to the Department of Ecology for their approval. The estimated timeline looks to extend to year end 2011. Details of the plan are uncertain at this time and pertain to various aspects of above water living, including the treatment of gray water and the % of ‘live aboards’ allowed around the lake. There is uncertainty as to the impact on houseboat values any future changes in the SMP may create. Given this uncertainty, SMCU has modified the requirements to the existing houseboat loan program to allow lending in this program as well as compensate for any potential negative impact as follows:
- Minimum FICO score of 680 – no change
- 45% maximum DTI – new
- Minimum of 2 months documented reserves required on all transactions.
- No other program details have been changed
You can reach Denise at 206-398-5581 if you have questions about houseboat lending. Denise also does Seattle floating homes lending. As always if you are interested in Seattle houseboats, please let us know – we would love to show you some of our favorites – both on the market and off.

Live in a Seattle Houseboat on the Water in Seattle:
One picture to say it all:
Lake Union is an ever changing mash of life, fun, work, and more. It has long been the working lake of Seattle, and there is a great mix of activity going on – you can always find something interesting on Lake Union. Lake Union floating homes are among my favorite things in this part of Seattle and all of Seattle actually. Why not live on Lake Union and take in the ever changing scenery? Seattle houseboats are a great in city condo alternative and an excellent lifestyle choice for a wide variety of Seattlelites. Just sit on your roof top deck, or jump in your kayak and take part in the activity, watch the wild life, or try a SUP (stand up paddleboard) for first hand glances of everything.
Let us know if you are interested in looking at Seattle houseboats for sale. Molly and I have our favorites – and some that aren’t actually publicly listed, too (shhh!)
